From RentRight :RentRight is a rental property management tool, now with fully functioning accounting, accounts payable, accounts receivable, and comprehensive work order tracking system. Collecting rent is easy: just pull up the tenant's name, and a running balance and late fee will be calculated for you. Enter the rental payment and print or email a receipt. Keep detailed records about tenants and even buildings, if you choose to. With Form Letters that work with Microsoft Word you can send out all your late notices with a couple clicks of the mouse. You can send mailings to one tenant, all tenants, or to select groups, such as only those with a past due balance. Version 4.2.26 now is a SQL server.

Pros: Great program, does it all!
Cons: Misleading pricing. $89.99 is only for 10 units. Program would cost $1400 to use it to manage my 225 lot mobile home park! Not affordable.
