UltraEdit is very customizable to just about any user needs. Extensions are available as macros, wordlists, etc. It is also very quick to load!

I've used this program to make my website. Normally, making a website in HTML is a time consuming job, particularly when you want to change something across up to 30 pages. Ultra Edit makes it all easy, with built-in understanding (syntax highlighting and tabbing) for just about every programming and notation language out there. It also has fantastically useful search and replace features.
Cons
The only thing is that the "replace in files" function won't do a replace in all the open files, but instead requires a filtered directory search.

Incredible search and replace functions, macros, tag lists, column mode, and more make this by far the most powerful program to me for web design... for so cheap a price!!

Pros
Powerful features for programmers. Columnar selecting, block indent and de-indent, code folding, rich macro language, lots of customization possible via config file, syntax highlighting, I could go on all day. Also, the "big man" listens to his customers when planning and adding new features.
