Simplify property is awesome. I get to send out letters out to my tangents. It was a free trial. No gemic. Fast and easy process. Nice way to manage your properties

Pros
I have a few properties and it's really hard to keep track of all my accounts,so I gave this software a try. It let's tenants pay online and it helps me keep track of balances paid.

I really haven't found any bugs and it never crashes.

Doesn't even matter when their software screws up your accounting because of bugs.

I've been using them for 2 years. All this time it's been a miserable experience but I've been getting by and putting off switching so something else. But here's the scary part; In the last 2 months mysterious things have been happening in my account. Deposits getting deleted. Payments changing on their own, my reports disappearing... Their "tech support" is garbage and they keep giving me the run around saying this glitch is beyond their knowledge so they're going to have their developers look into it. They never get back to me and when I call again I have to explain the whole thing to another idiot who will say the same thing. If you run a business you know how dangerous it could be for your accounting to get screwed up like this. Do yourselves a favor and stay far far away from this

Absolutely the worst decision I've made. Now I have to migrate 2 years of accounting to another platform.

Forms are easy to fill out and set up is quick and easy. The software would be great if they would let you download it.

This is HOSTED software - meaning this company hosts all your information. This is a security concern.
Summary
This is not downloadable software, but a company that wants to host all your rental information. For our company this raises red flags.
