Great Software for commercial property

Pros
Changing over from Yardi to Property Boulevard was smooth and easy. Property Boulevard converted the entire Yardi's database in one day and we've left the Stone Age into modern technology. Property Boulevard is powerful and easy to use. It brings the best integration between management and accounting. The support via GoToMeeting is great. I recommend Property Boulevard to any manager of commercial properties.
Cons
Support hours are 9am-7pm PST, not 24/7.

Pros
Great integration of management and accounting. CAM reconciliation in two clicks of the mouse. I love the ability to assign multiple leases to any tenant.
Cons
Support and training on weekend must be scheduled in advanced.

Pros
Web version with tenant portal, CAM reconciliation for triple net leases, unlimited buildings, all modules included, automatic lease increases, tenant statements, owner distribution checks ... and lots more.
Cons
Setup of web printing a bit tricky but once I contacted support they walked me through it even though it had nothing to do with the product and everything to do with my HP laserjet and network printing.
Summary
I used to use Quickbooks and now use Property Boulevard. It is one of the only affordable property management packages that allowed me to do CAM reconciliation for triple net leases. I manage commercial office buildings and once trained by PB staff I was automatically doing everything I used to do with Quickbooks and with Excel. The product is very flexible and feature rich. I have buildings that have different distribution rules for owners payments. PB has the flexility to handle them all. I use blank check stock to print checks which saves a ton of money. I have two bank accounts for each building and PB keeps all the transaction straight. The support staff is extremely knowledgable on the program and there is nothing that I have wanted to do that they have not showed me how and/or walked me through. Overall, great product and knowledgable support staff. Very happy I selected PB.

Customer Service and the amount of time it takes to move through the software to find information on a tenant or owner is like going back to dial-up service!
Summary
Customer service really sucks! They don't return calls promptly and NEVER respond to emails, although they encourage the use! There are a lot of spelling issues in the software. The tech support guy doesn't speak english well so he's difficult to understand. The software takes forever to find any info on properties at your finger-tip. There's grey areas in which you have to edit so one can read names and phone numbers. The dates for reports are not current so you have to keep going backwards or forwards. check, you get a message that says another user is writing a check when you are the only user so you have to wait awhile.
DO NOT USE IF YOU EXPECT TO FILE TAXES AT ANY TIME!

Spelling errors throughout, pathetic. One option in the program is titled PROPERY. Seriously, they misspelled that word (amongst others). Accounting functions are "in the background" to make it easier????; Well, you can't provide details to your accountant. I hope you don't expect to file taxes!!!! Reports are useless. Few details. There are actually some report options that when chosen...will tell you they're not available. Huh? The "Help" section has the feel of being written by someone who does not have a handle on the English language. Again, spelling errors throughout, and so dismally written as to not serve it's purpose. Tech Support is almost non-existent. No one ever takes the call. A message must be left and if you're lucky, someone "may" respond. Sending an email also proved worthless. There seems to be only one person at this office (who I must refrain from naming due to this site's policies). He's the only one that takes your sales call and handles all tech support questions verbally or via email. I'd be willing to bet he wrote the program, and he seems to enjoy spending his time leaving glowing reviews of his creation, rather than making necessary corrections to a program that so desperately needs it. Do yourself a favor and stay away from this product. The price may seem fantastic....but as the old saying goes "You get what you pay for"!
